A seller’s market persists across Pennsylvania, according to the latest report from the Pennsylvania Association of Realtors, and the State College area has seen notable increases in its home values.

In fact, median home values in some parts of central Pennsylvania have jumped by as much as roughly 11% over the past year.

That figure comes courtesy of real estate site Zillow’s Home Value Index, which reflects the highest median home value in any given ZIP code. The tool reported median home value increases of nearly 11% for the 16666 and 16859 ZIP codes between February 2022 and 2023. Four other central Pennsylvania ZIP codes report median value increases exceeding approximately 9% or more.

Here’s a look at ZIP codes in the Centre County area and how the median home values there have changed over the past year, according to Zillow.

The average State College home saw its value increase by about 6.1% over the past year, totaling $366,500 as of February, Zillow says. On average, Centre County ZIP codes saw their median home values increase by about 6.2% over the past year.

The five ZIP codes in the Centre County area with the highest mid-point values are:

• 16870 with a median value of $386,283

• 16803 with a median value of $377,279

• 16827 with a median value of $377,169

• 16801 with a median value of $369,916

• 16851 with a median value of $320,818

The ZIP code with the lowest in the area is 16666 in nearby Clearfield County with a median value of $84,340.

The five ZIP codes in the Centre County area with the lowest mid-point values are:

• 16666 with a median value of $84,340

• 16845 with a median value of $95,556

• 16858 with a median value of $100,266

• 16860 with a median value of $108,431

• 16866 with a median value of $124,389

The ZIP code with the highest percentage increase in median value is also 16666, which jumped approximately 10.9% between February 2022 and 2023, but still has the lowest median value in the area.

Conversely, 16860 had the smallest percentage increase over the last year. In fact, it is the only ZIP code in the area whose median value dropped between February 2022 and 2023, falling 0.56% and landing at a median home value of $108,431.
